WHAT MODELS ARE AVAILABLE?

We have 4 models available at TRUE wholesale prices. Tiny House Cottages is an artisan builder that Designs & builds backyard cottages and tiny houses using a very efficient, “built to code” proven framing system. Construction and complete assembly occurs in our 10,000 sq. ft. artisan production shop in North San Diego County. We have gained notoriety by offering the most affordable, high quality tiny house models on the West Coast – Our cottage solutions are perfect for a guest cottage, rental cottage, granny flat, home office, art studio, teen quarters, yoga studio, Air B & B rental and much more!

WHAT KIND OF FOUNDATION DOES IT REQUIRE? WHAT MODELS ARE AVAILABLE?

All of our cottages are delivered on their own heavy duty trailer with all the paperwork you need to register and license your trailer. Occasionally, our customers will unload the cottages from the trailer and then set them up on 6” X 6” solid concrete blocks/piers (or a slab) , giving you a firm, low to the ground and inexpensive solid foundation.

WHAT ABOUT BATHROOMS & KITCHENS?

Yes! Even though our market niche is designing and delivering a very affordable, gorgeous cottage solution that costs at least 50% lower than a typical retail price, we do not cut corners or compromise quality materials or craftsmanship. All of our cottages include a full bathroom and an attractive kitchen area for each model. This typically includes a full size shower, porcelain toilet, vanity or pedestal sink in the bathroom. Compost toilets are optional. The kitchenette includes a kitchen counter, 25” stainless steel sink and high efficiency electric hot water heater in the base cabinet. Other Appliances (fridge, microwave, etc.) are up to you and can be easily added by you before or after delivery.

IS THE INTERIOR FULLY FINISHED?

Yes! People often think that because of our wholesale pricing, these models must just be unfinished “shells”.  But each unit is fully complete, ready to live in once you connect utilities. However, it is possible for you to buy a “shell” with an unfinished interior if you would like to finish it out yourself. Buying a shell in this manner can save you as much as $9500 from our already low wholesale price list.  Our finished interiors include warm natural knotty pine and cedar walls, hardwood Pergo laminate floors, full electrical/plumbing package and quality trim and molding- all are standard. Our DIY “shell” has an exterior that is 100% complete but the interior is unfinished, ready for you to use your own creativity in finishing your cottage.  This can be a great option to put your own personality and creativity into your cottage house. 

WHAT ABOUT THE ELECTRICAL SYSTEM?

The finished interior includes a full wiring and electrical package, including a 50 – 100 amp electrical panel (the unit requires only 50 amps to run everything).  This means your cottage is delivered ready to have your own local electrician or handyman do the final hook up of the electrical panel to your power source. Many owners connect using a simple RV Cord.

DO I NEED PERMITS?

Almost every city and county has a standard exemption size that allows you to have an additional or ancillary building in your yard or on your property without requiring a building permit. The size allowed varies from city to city and county to county. Often this is 200 sq. ft. (9’ x 22’) However even this is often not factor when your cottage is mobile and on wheels. It then is a “vehicle”, not a “building”.  It is always your responsibility to inquire and confirm zoning and/or the need for permits if required. Cottages on wheels and trailers normally do not need a building permit (treated like an RV or a camping trailer) but you may need permits to connect permanently to utilities.  You also can connect your toilet drain line into an existing sewer/septic or you can use a portable above ground plastic septic tank (Typically $450) . This portable septic allows you not to have to connect to a sewer, your portable tank can be serviced by a local septic company once every two months or so. (The “Gray” water from sinks and showers is usually recycled into your garden or landscape.

WHAT DO I HAVE TO DO TO HAVE THE COTTAGE SITE READY?

All that is required is that the site has access for the delivery and is cleared from any brush or debris. You can leave your cottage on the trailer or set it down on concrete blocks, or scissor jack stabilizers. The cottage also should be stabilized and leveled using standard RV style scissor jacks that are very affordable.

IS MY COTTAGE ENERGY EFFICIENT & INSULATED?

A full insulation package is included for the floor, the walls and the ceiling. This also includes a solid double moisture and air vapor barrier in the floors, ceiling and walls.  We pride ourselves in using only premium quality energy efficient materials. Our windows and doors are all double pane, insulated with Low E glass. Each cottage is carefully sealed and caulked during the assembly process and the smaller size of the structure, plus the tight and careful construction, ensure that the cottage is very energy efficient. Many of our cottages are heated using a simple but efficient 1500 watt radiant electric heater. 

DO YOU HAVE FINANCING?

WE DO www.hearth.com. As a wholesale builder and distributor, we are not set up like a retailer with a financing arm. Most of our customers use private loans, savings or sometimes obtain an RV Park Model loan from their lender.
